Large lots, old oaks: what the light does to a house here
Fair Oaks Ranch has large lots and mature oak cover, and the shade and the sun are not even from wall to wall. We read the light on every elevation before we plan the prep or the order of work.
Shade, leaves and pollen
Heavy live oak cover shades much of the town. Shaded walls stay damp longer after rain, and pollen and leaf litter settle on trim, sills and soffits.

Does it matter that Fair Oaks Ranch is split across three counties?
No. A house in Fair Oaks Ranch gets the same crew, the same prep and the same free estimate whether its lot falls in Bexar, Kendall or Comal County. The county line only tells you which way your house leans: Bexar toward San Antonio, Kendall toward Boerne. We quote from the house itself, so the line on the map does not decide the price.
How do the live oaks change an exterior repaint?
Mostly in the prep and the timing. Oak shade keeps walls damp longer, and pollen, leaves and mildew build up on the shaded walls, especially the north side. Those walls are washed first and given extra time to dry before the first coat. The open west walls get the opposite treatment: we plan them for the morning, before the afternoon sun reaches them.
