What does it take to repaint a house in Timberwood Park?
Repainting a Timberwood Park house is mostly an exterior job: prep the siding and trim, caulk the joints, prime bare spots, then paint every elevation that needs it. Tellez & Sons Painting does that work. Jesse Tellez and his son Isaac run the crew, and the family has painted in San Antonio since 1982.
Timberwood Park is a census designated place in Bexar County, on the north side of San Antonio near the US 281 corridor, and it is largely residential subdivisions. Subdivision houses built in the same stretch of years tend to reach their first full repaint at about the same time, so the question is usually whether it is time yet. The quote follows the house: how many elevations, how much trim and how much prep. We also paint interiors, refinish kitchen cabinets, patch drywall and remove popcorn ceilings. Estimates are free, and we are insured and bonded.
Is it time to repaint? Four checks you can make yourself
A first full repaint tends to arrive on a similar schedule for houses built in the same stretch of years. Before you call anyone, walk the outside of the house and look for these four signs.
- Check 1, the wipe test
Chalk on your palm
Run a hand down the siding. If a pale powder comes off on your skin, the surface of the paint is breaking down. A little is normal on older paint. A palm coated white means the wall needs washing before anything new will stick.
- Check 2, the joint check
Caulk opening at the trim
Look where trim meets siding and around window and door frames. Caulk that has shrunk, cracked or pulled away leaves a gap for water to get behind the paint, and it will not close up on its own.
- Check 3, the side by side
South and west walls fading first
Stand back and compare the sun side with the shaded walls. If the south and west elevations look duller or lighter than the rest, the sun is wearing that paint out first.
- Check 4, the sill check
Bare wood at sills and door bottoms
Look at window sills and the bottom edge of doors and trim, where water sits. Gray or bare wood, peeling paint, or a soft spot under your thumb means the paint has stopped protecting the wood there.
One sign is worth watching. Two or more, especially on the south and west sides, is a good time to get a quote.
Whole house, or just the sun side?
If the signs show up on the sun side only, you have a choice. Neither answer is right for every house.
Option one
Repaint the whole house
- Right when
- The signs show on several elevations, not only the sun side. Or you want a new color. Or the old color cannot be matched.
- What you get
- One color all the way round, with every wall prepped, caulked and primed in the same job.
- The catch
- It is more work than the sun side alone, so the quote is larger.
- The wrong call when
- Only the south and west walls have failed, the others are sound, and a corner or trim line gives a clean place to stop. Then you are repainting walls that do not need it yet.
Option two
Paint only the sun side
- Right when
- The south and west walls show the failure, the other walls still look sound, and the break falls at a corner or trim line.
- What you get
- The paint that has actually failed dealt with, and less to prep, caulk and paint than a full repaint.
- The catch
- Fresh paint beside weathered paint of the same color usually looks different, because the old coat has faded and the new one has not.
- The wrong call when
- The color will not match, there is no clean place to stop, or the shaded walls are close behind. You end up with two shades now and the rest of the house due soon after.

Questions about painting in Timberwood Park
Is Timberwood Park part of San Antonio, and do you paint there?
Timberwood Park is a census designated place in Bexar County, Texas, on the north side of San Antonio near the US 281 corridor, and it is largely residential subdivisions. Whether or not your address is inside the city limits, Tellez & Sons Painting paints houses there as part of its San Antonio work. Jesse and Isaac Tellez quote it like any other job.
How do I know if my house needs repainting yet?
Check four things yourself. Wipe a hand down the siding for chalk, look for caulk opening at the trim joints, compare the south and west walls with the shaded ones for fading, and check window sills and door bottoms for bare wood. One sign means keep watching. Two or more, especially on the sun side, means it is worth getting a quote.
Should I repaint the whole house or only the sun side?
It depends on how many walls have failed and whether new paint can match the old. Painting only the south and west walls works when the rest is still sound and a corner or trim line gives a clean stopping point. If the shaded walls are close behind, or the color will not match, the whole house is the better call. Estimates are free, so you can weigh both.
Do you wash the house before painting it?
Pressure washing is one of our seven services, and on a chalky or dirty wall it often comes first. Dirt, mildew and loose chalk come off so the primer has a clean surface to grip. We look at the walls to see whether they need it, and you can also book a wash on its own without painting anything.
Do you also paint in San Antonio and Boerne?
Yes. The family has painted in San Antonio since 1982, and Jesse and Isaac Tellez now work out to Boerne as well. Each has its own page: see our San Antonio house painters and our Boerne house painters. If your house is somewhere we have not listed, ask us whether we can take it.
Is your house due for paint?
Tell Jesse and Isaac what you see on the walls and they will quote the job. Estimates are free.
