What does commercial painting cover in San Antonio and Boerne?

Commercial painting is the repainting of working buildings: offices and reception areas, retail units and storefronts, warehouses and production space, break rooms and restrooms, and the exterior and signage bands that face the street. Tellez & Sons Painting has painted in San Antonio since 1982 and takes commercial work in Boerne as well. Typical jobs are a single warehouse wall, a store interior before opening, an office and break room, or the signage band and fascia on a storefront. A commercial job differs from a house because the business keeps running around it. So the work is planned with a facilities or store manager: the order of the rooms, floors and fixtures covered before anything is sanded, and a schedule built around when the space is empty. We also repair the drywall underneath, so one crew patches, finishes and paints the same wall.

Exterior repaints often begin with pressure washing, which is its own service. The local detail lives on the pages for painting in San Antonio and painting in Boerne.

What we take on, space by space

Five kinds of space come up again and again. Each has its own work, and its own way of fitting around your operation.

Space What the work involves What it means for your operation

Offices and reception

Walls, doors, trim and the reception counter, repainted room by room, with floors and desks covered first.

The front desk and meeting rooms come back one at a time. You do not close the whole office.

Retail units and storefronts

Interior walls, ceilings and trim in the sales area, and the front of the unit itself.

The store opens on its normal day. Early starts are possible, so the doors open on schedule.

Warehouses and production space

Tall walls worked from a rolling scaffold, drywall patching and finishing first, and floor covering the length of the wall.

A bay is finished at a time. Racking, stock and traffic elsewhere in the building carry on.

Break rooms and restrooms

Walls, doors and trim in the small rooms your staff use every day, with patching first where fixtures or old signs left holes.

Small rooms go out of use briefly and come back clean and even. Staff notice the change here first.

Exterior and signage bands

Fascia, signage bands, awnings, trim and doors, prepared and repainted in the colours your brand specifies, with pressure washing first where it is needed.

Customers see the front of the building first. It looks cared for again, in your colours.

Working around your hours

Commercial work has to fit around a business that is still trading. These are the four questions that decide whether it does.

  1. Can the work happen before we open or after we close?

Tell us when the space is empty and we plan around it. One store owner had Mr. Tellez start at 5:30 in the morning so the doors opened on time. Evenings and weekends are arranged the same way, when you ask for the quote.

  2. Can one area stay open while another is painted?

That is how larger spaces are planned: one bay, one room or one wall at a time, in an order you set. The rest of the building keeps working.

  3. What about dust and fumes?

Joint compound and sanding make dust, so floors, counters and fixtures are covered first, as the warehouse photos show. If people work in the next room, say so when you ask for the quote. It changes how we sequence the job.

  4. Will the crew turn up when it says it will?

Jesse Tellez and his son Isaac run the work. Punctuality is one of the topics Google picks out of our reviews, and a start time is agreed with you before the job begins.

“We hired Mr. Tellez to paint an interior wall of a commercial space. He was able to accommodate the early timeframe (5:30am) in order for us to open our store on time. He and his son came in and did a wonderful job and we have already contacted him to do another job at a different location. Will definitely contact him for future services.”

Questions from facilities and store managers

Short answers to what comes up on almost every commercial quote. Anything not covered here, ask when you request the estimate.

What affects the cost of commercial painting in San Antonio?

Cost depends on how much wall and ceiling there is, how high the walls run and whether a scaffold is needed, how much drywall repair comes first, how many coats the surface takes, and which hours the work has to happen in. We price after seeing the space. Estimates are free, and a walk-through is the quickest route to a firm figure.

Can you paint after hours or on weekends?

Yes. Tell us when the space is empty and we plan the schedule around it. One store owner wrote that Mr. Tellez accommodated a 5:30 am start so the store could open on time. Evenings and weekends are arranged the same way, so give us your closed hours when you ask for the quote.

How long will a space be out of use while you paint?

It depends on the size of the space, the condition of the walls and how much drywall repair comes first, so we give you a window for each area when we quote instead of one number for the whole building. Larger spaces are painted in sections so the rest stays open, and small rooms such as restrooms and break rooms are the quickest to hand back.

Do you handle the drywall repairs as well as the painting?

Yes. The warehouse wall further up this page was patched, finished and painted by one crew, and we repair holes and cracked seams before painting any office, store or break room. That means one contractor and one schedule. Larger repairs have their own page, Sheetrock and Repairs.

Where do you take on commercial painting?

San Antonio first, where Tellez & Sons Painting has worked since 1982, then Boerne. We also cover Alamo Heights, Shavano Park, Timberwood Park, Fair Oaks Ranch, Grey Forest, Scenic Oaks, Bulverde and New Braunfels. The San Antonio and Boerne pages carry the local detail.

How do I get a quote for several units or sites?

Send the list: each address, the surfaces to paint, rough square footage if you have it, and the hours each location is closed. We walk the spaces, then quote them together or site by site so you can phase the work. Start with the quote button on this page.

Send us the space and the hours

Tell us what needs painting, how many units or sites there are, and when each one is empty. We will walk it with you and quote it.
