From a customer review of an exterior job

…They scraped away all the old paint and rotting wood on the house and even replaced some cracked or broken windows that were already there. The actual house painting came out beautifully. Our house is almost 100 years old and it looks like a completely new house.…

What does exterior painting in Boerne and San Antonio involve?

Exterior painting is mostly preparation, then paint. At Tellez & Sons Painting that means washing the house, scraping what is loose, patching cracks and chips, caulking open joints and priming bare spots before any finish coat goes on the walls, trim, soffits, doors and railings. Jesse Tellez and his son Isaac run the work, and the company has been painting San Antonio houses since 1982. In Boerne, Fair Oaks Ranch and the rest of the Hill Country, no two houses ask for the same plan: older limestone and stucco in town, newer builds along I-10, and brick, iron railings and garage doors almost everywhere. The sun on the south and west walls usually decides the order of the work and the choice of product, so the compass further down this page shows it wall by wall. That is also why one house can need a different prep on each side. Estimates are free.

What exterior customers wrote

…They showed up on time, texted me updates, finished within one day and even texted me pictures at the end of the day since I was unable to be there when they finished. The house looks great! I highly recommend them.

What does an exterior painting job include?

An exterior job from Tellez & Sons covers every surface that sees weather, not only the big walls: siding, trim, fascia, soffits, front and garage doors and iron railings. The order is the same on every house. Wash first, so paint has a clean surface to grip. Scrape and sand what is loose, and probe the wood for soft spots. Patch cracks and chips. Caulk open joints. Prime anything bare or patched. Finish coats come last, with stone, glass and fixtures masked while the work goes on. Cracks, soft wood and failed caulk are dealt with before color, not covered by it. Each material needs its own prep, which is why a stucco wall, a wood fascia board and an iron railing are never treated alike. The list below says what each one gets. If the house only needs cleaning, pressure washing is booked as its own service.

  1. Limestone and stucco

Painted stucco and masonry are porous and alkaline, so they are washed, left to dry, patched where cracked or chipped, and primed with a masonry primer before any color. Natural limestone you want to keep is masked, not painted, and the paint is cut in clean against it.

  2. Hardie and fiber cement

Fiber cement does not rot, so the prep is about joints and edges. Failed caulk is cut out and replaced at the seams and butt ends, bare or cut edges are spot primed, and the surface is washed so the coating bonds. The paint is chosen for fiber cement, not for wood.

  3. Wood siding and trim

Wood is where most of the labor goes. Loose paint is scraped and sanded back to sound edges, trim is probed for soft spots, rotted wood comes out, bare wood is primed, and every joint is caulked before the finish coats.

  4. Brick

Brick drinks water, so it has to be fully dry before paint. Efflorescence and loose coating come off, bare brick gets a masonry primer, and a breathable coating goes on so moisture can still leave the wall. Painted brick is hard to undo, so the color is talked through first.

  5. Soffits and fascia

Overhead surfaces collect dust, insect nests and sun. They are washed, scraped, caulked at the joints and spot primed. Vented soffits are brushed or masked so paint does not clog the vents.

  6. Front doors and garage doors

Doors take hands, weather and slamming, so adhesion matters most. Gloss is sanded dull, the surface is degreased, bare patches are primed, hardware is removed or masked, and a durable enamel goes on. Steel garage doors get rust sanded and primed first.

  7. Iron railings

Flaking paint and rust are wire brushed or sanded back to sound metal, bare steel is spot primed with a rust-inhibiting primer, and the finish is an enamel made for metal.

Which side of your house fails first?

In the Hill Country the sun sets the order. South and west walls take the hardest exposure and usually fail first. North holds pollen and mildew. East is usually the last to go. A house peeling on one side and sound on another is behaving normally.

N E S W

Heavy walls take the most sun. The dotted line is the sun's path across the southern sky.

S

South wall

Fails first

The longest, strongest exposure. Paint chalks and fades here first, and caulk at the joints dries out and splits.

PrepScrape and sand harder, replace failed caulk, and prime every bare face of the wood.

Product choiceAn exterior paint with strong UV and fade resistance, and a lighter color where you have a choice, since dark colors show the hardest fade on a sun wall.

W

West wall

Fails first

Afternoon sun is the hottest of the day. Heat and sun together blister and peel paint here, often at trim and boards that hold moisture.

PrepScrape peeling paint back to sound edges, check boards for soft spots, then caulk and spot prime.

Product choiceAn exterior paint with strong UV and fade resistance, and extra thought before choosing a dark color.

N

North wall

Holds pollen and mildew

Little direct sun, so the wall stays damp longer. Pollen, mildew and algae settle here, and paint can look dull or green long before it actually fails.

PrepWash with a mildew treatment, rinse, and let the wall dry completely before anything is scraped or primed.

Product choiceA mildew resistant finish.

E

East wall

Usually the last to go

Gentle morning sun, then shade. East walls often hold their paint longest, so a house can look fine from one side of the street while the other three need work.

PrepWash, spot scrape and caulk is usually enough.

Product choiceThe same paint as the other sides, so the whole house ages evenly.

Exterior painting questions, answered

Cost, timing, weather, prep and how to get started, for houses in Boerne, Fair Oaks Ranch and San Antonio.

What drives the cost of exterior painting in Boerne and San Antonio?

Cost follows the size of the house and the condition of the surface. The main drivers are wall area, the number of stories, how much scraping, patching and caulking is needed, the material (stucco, brick, wood or fiber cement), and how much trim, soffit, door and railing work is included. Estimates are free, so the number reflects your house.

How often does a Hill Country exterior need repainting?

Many exteriors need a repaint every seven to ten years, and sun-facing walls often need it sooner. Hill Country sun is hard on the south and west sides, where chalking, fading, peeling trim and split caulk show up first. If one elevation looks tired while the others are fine, that is normal, and it is worth having all four sides looked at.

What weather is right for exterior painting in Boerne?

Paint needs dry surfaces and moderate temperatures, so spring and fall are the easiest windows in the Hill Country. Summer work is possible when the crew follows the shade around the house instead of painting a wall in direct midday sun. Rain, heavy dew and a hot, sun-baked surface all call for waiting, because paint applied in those conditions blisters or fails to bond.

Do you pressure wash before painting?

Washing comes first on almost every exterior, because chalk, dust, pollen and mildew keep paint from gripping. The pressure is set to the surface, gentler on wood and stucco, which a hard wash can damage. The house then has to dry fully before scraping, caulking and primer. If you only want it cleaned, pressure washing is its own service.

Do you paint exteriors in Fair Oaks Ranch and New Braunfels?

Yes. We paint exteriors in Boerne, Fair Oaks Ranch, Grey Forest, Timberwood Park, Shavano Park, Scenic Oaks, Bulverde, New Braunfels, San Antonio and Alamo Heights. Boerne and Kendall County lead the list, and San Antonio is where the company has worked since 1982. Local notes are on the Boerne and Fair Oaks Ranch pages.

How do I get an estimate for exterior painting?

Estimates are free. Choose Get a Free Quote or call the number on this page, and tell us the town, the number of stories, what the walls are made of and which sides are peeling. Photos of the worst walls help. We then talk through the prep, the order of the work and the paint before anything is booked.

Tell us which sides are peeling.

Estimates are free. Send the town, the number of stories and the walls that worry you, or call and talk it through.
